Unfortunately evictions are not fun to go through. To define an eviction, it is merely an act of forcing a tenant to vacate owners property. These can be labeled as squatters. There are many scenario's that take place prior this event even though rent must be paid monthly on the due date. For example, there could be a loss in job, inflation, family emergency, divorce, noisy parties, dirty and many other obstacles that can prevent a tenant from paying their monthly rent. However the landlord has a mortgage due monthly as well.
Many tenants and landlords did not truly see this coming. On the other hand there have been tenants that are comfortable with being late on monthly rent making many late payments. That does not show good as a reference if you plan to terminate lease and look for another rental. This is also considered breaking the lease that is signed by both parties.

The eviction process need to be accomplished by State law. The State of Florida requires a three day notice taped to front window or door that is visible to tenants upon arrival to the property to vacate premises. Take a time stamped photo if possible. If tenants refuses to move, they can be summoned to appear to court by the owner and open to a law suit.
Provided there is no positive activity with the tenant, a seven day notice must be presented in the same manner. Eventually the tenant will get served by the Sherrif office or a process server. Each State varies on this process. If tenant refuses they will be summoned a court hearing date and appear to court before the judge.
Provided the tenant loses the case they have 24 hours to move out. If not the personal belongings will be put on the curb and locks changed on the home.
