Performing a home inspection is optional but I highly recommend. New construction is performed by the city to pass each phase of building, however it's your option. Your realtor can provide you several inspectors and your choice on who you hire. Once completed you will receive a detailed home inspection report. You have the option to negotiate repairs if necessary and request receipt.
Once report accepted by the seller you can move ahead. Any open items with your lender, please close them out. Appraisal and survey will be ordered through you lender and paid in advance. Appraisal needs to come back at contract price or higher. If not there can be a problem depending on how much lower it came back referencing contract price. Negotiate a new price if lower appraisal and if buyer accepts produce an addendum with new price. If not, you are entitled your deposit back provided the lender produces a letter that lender cannot lend due to appraisal.
Once you have a clear to close schedule a final walk thru two days prior just in case of repairs. Provided all is fine closing date should be already set.
