HOMES ARE SELLING FASTER

Since mid June after pandemic homes are selling faster which less time on the market.  This is definitely a challenge to find a home and from recent data from the National Association of Realtors predicts more homes will come on the market, however over 18 months later a home last will 3-5 days on the market as inventory has drastically reduced to 30-45 days of home inventory. Everyone is looking for more homes to come on the market since school is out.  Keep in mind, once you find that perfect home, your realtor should already know the current market and dynamics on how to write your contract to stand out amongst the rest. If you are submitting asking offer your contract needs to be tight as possible with no contingencies.  Remember your competition is paying over asking asking price. Many cash offers from out of State especially in the State of Florida and Texas.

HOUSING INVENTORY

The housing inventory has reduced drastically, which means once you find a home, your realtor need to be in position and understanding the dynamics in the local market to have already in mind on how they will write the contract that will be accepted amongst others. Your contract must be on point and hard for the seller to say no. Remember every scenario is different also to include terms in the contract.
