Ensure to have carpet fresh on carpet or some sort of sweet smelling fragrance throughout home. I can go extreme having light music playing in the background! I suggest the newer light bulbs called daylight which pops the home, especially the kitchen. Smart homes are a bonus! The yellow bulbs are now dated and use more energy. Declutter is a must for all counter tops and all rooms.
Remember you are dealing with buyers of many backgrounds and some cannot see through clutter and could be an immediate turnoff. No dirty dirty dishes in sink please. If you have a pet have dog taken for a walk. Cat's will hide most of the time. One home recently caught my attention because shoes for kids were lined up neatly near garage door and not in the way.
