When purchasing a home I always suggest to have a home inspection which is "optional". This is accomplished by a professional of your choice, research and your agent input while in contract and many are termite and wind mitigation certified in Florida. Many lenders require a mandatory termite inspection which is known as a wood destroying Organism (WDO). They are trained to look beneath the surface throughout the entire home. Generally you can save about 25.00 if you can get an inspector that is certified in both rather than hiring two separate inspectors (termite and home inspector). You will be provided an electronic detail report of home and highly suggested to be present if possible to learn the process and ask any questions with answers that may arise on the spot.
This report protects all buyer's and legally walk away from contract and deposit returned provided contract is written accordingly by your agent. Also this report can have sellers repair the major defects with home provided presented in a timely manner to seller's agent as per contract. In general home inspectors look for issues with roof, all electrical, heat and cooling, leaks, appliances, water heater, doors, windows, walls, floors and foundation just some of many. Of course this is at a buyer cost depending on size and age of home and paid once services are rendered. There is always something to learn during these inspections and the older the home's is more than likely there will be more write ups. This process can save you headaches and thousands of dollars and not stuck with a lemon.
These inspectors are certified and if purchasing VA, many if not all of VA inspectors are veterans and perform a much more comprehensive inspection. They are not pool, gas, chimney or mold specialist and would have to hire applicable inspectors.
